We ask for all tenants to who wish to move into one of our properties to pay a referencing fee so we can verify their financial and letting history (£135+vat per person for anyone moving into the property who is 18 years of age or older) and a 6 weeks holding deposit to take the property of the market during the course of the referencing process.
Once any potential tenant has passed the reference process and a move in date is agreed an assured short hold tenancy agreement is drawn up and a check in arranged at the landlord's expense (£100+vat to £180+vat property size dependent) and the tenant pays for this upon their departure (£100+vat to £180+vat property size dependent).
The check in/out is to ensure the property is returned to the landlord in the same condition it was provided to the tenant (wear and tear accepted).
Any damage to the property caused by the tenants is rectified from the tenants holding deposit which is 6 weeks of the agreed monthly rent. If there is any dispute about the work that is required the dispute will be raised to the TDS (Tenancy deposit scheme) where all deposit are registered and they will arbitrate any dispute.
The cost for letting any property for our landlords depends on which service they decide to take and they range from Tennant intro at 10% Rent Collect at 12.5% and 15% for full management all services are plus vat.
